From Flood to Flashy

Basement flooding is an all too common nightmare. For the apartment dweller in this article, the midday nightmare was brought on by a torrential summer rain. Fortunately, because one of the occupants was at home and able to remove most personal items from the flooded area, damage was limited to the walls and flooring.
Poorly constructed window wells and inadequate drainage led to this basement flooding. Water poured in the cracks around the windows.

Here we see the water pouring in through cracks around the window that were caused by previous water damage. It was high time to fix the damage.
 
Rain water flooded the bedroom and damaged the walls and carpet. The water was deep in the office and it damaged the laminate flooring.
Further inspection showed the water had entered the basement not only through the window wells, but also along the foundation of the west wall. This exterior problem would have to be addressed before the interior could be repaired and remodeled.
The office adjoining the bedroom shows the depth of the water. While over 40 gallons of water was recovered with a wet vac, it was impossible to get all of the water. There was still water under the laminate floors, in the carpet and up the walls.
 
The damaged office wall and any mold was removed. The office floor was ripped up and removed.  The bedroom wall by the window was removed down to the brick foundation. The bedroom carpet had to be removed and disposed of.
The initial cleanup included removing the damaged walls back to the brick foundation. Flood cleanup contractors ensured that any and all mold was removed and that the walls and floors were sterilized. The laminate from the office and the carpet from the bedroom were both removed. An old layer of asbestos tile also had to be safely removed and properly disposed of.
 
The office wall was repaired and re-drywalled. The bedroom wall was re-drywalled. The office was primed and painted. The bedroom was primed and painted.
A moisture test was completed to ensure there was no dampness in the walls that could lead to mold growth. New drywall was installed over the damaged areas. A higher level of skill was needed in order to match the drywall up to the old lath and plaster. The baseboard trim was re-installed.
Once the final coats of drywall plaster were dry and sanded the walls were primed and painted with two coats of Benjamin Moore Ulti-Matte Enamel paint (yarmouth blue - HC-150). This interior 100% acrylic enamel paint offers a matte (flat) finish that is both washable and durable.
 
Walnut laminate was installed in the office space. The bedroom floor was installed with a walnut laminate. The office was relocated and shelves were installed for a closet. The office was turned into a large walk-in closet.
Flooring contractors installed 1/2 inch walnut laminate with under padding in the bedroom and area previously used as an office..
Rather than keep the small adjoining room as an office, the office was re-located and the room was used for a large walk in closet.
 
Once the floor was done the quarter round was installed and the baseboards were painted. The finished basement remodel was worth the wait!
The baseboards were painted a shade darker with Benjamin Moore Semi-Gloss acrylic latex (buxton blue - HC-149) after the floors were installed. In basements, many designers recommend painting the baseboards the same color as the walls or one shade darker to visually elongate the wall. White baseboards would only chop the wall up and make it appear even shorter.
The accent wall behind the headboard was done in Benjamin Moore Ulti-Matte enamel latex (hot chocolate - CC-484). The doors and trim were done in Benjamin Moore Semi-Gloss - cloud white (OC-130). Floating shelves with lamps were used instead of bedside tables. The bed is an antique and the armoire was purchased from a former hotel. White chandelier - Home Depot.

Thanks to professional basement remodeling contractors, this bedroom when from a flooded mess to flashy hotel luxury!! In the end the spectacular results made this basement remodel worth the wait!
